Any profit that you make from your SA is considered as ‘relevant earnings’ which means you can make tax-advantaged pension contributions.

Serviced accommodation is a type of property that provides temporary accommodation for travellers, often including additional services such as housekeeping and concierge services. While serviced accommodation can be found in both residential and commercial properties, it is often considered a commercial property due to its use as a business.
Commercial properties are defined as properties used for business purposes, such as offices, warehouses, and retail spaces. These properties are typically owned by businesses and are used to generate income through renting or leasing. Serviced accommodation, on the other hand, is a type of property that provides temporary accommodation for travellers, with additional services included.
The main difference between commercial and residential properties is the purpose for which they are used. Commercial properties are used primarily for business purposes, whereas residential properties are used for living. Serviced accommodation, as a form of temporary accommodation, falls into a grey area between the two, as it can be used for both business and personal purposes.
There are several factors that determine whether serviced accommodation is considered a commercial property. First, the location of the property is important. If the serviced accommodation is located in a predominantly commercial area, it is more likely to be considered a commercial property.
Second, the type of property is also relevant. If the serviced accommodation is located in a hotel, motel, or other commercial building, it is more likely to be considered a commercial property. If, on the other hand, the serviced accommodation is located in a residential building, such as an apartment or house, it is less likely to be considered a commercial property.
Third, the services provided by the serviced accommodation are also relevant. If the serviced accommodation provides additional services, such as housekeeping and concierge services, it is more likely to be considered a commercial property. These services are typically associated with commercial properties, such as hotels and motels, and are not typically found in residential properties.
Finally, the ownership of the property is also relevant. If the serviced accommodation is owned by a business, it is more likely to be considered a commercial property. If, on the other hand, the serviced accommodation is owned by an individual, it is less likely to be considered a commercial property.
In summary, serviced accommodation can be considered a commercial property if it meets certain criteria, such as being located in a commercial area, being located in a commercial building, providing additional services, and being owned by a business. These factors can help determine whether serviced accommodation is considered a commercial property or a residential property.
While serviced accommodation can be found in both commercial and residential properties, it is often considered a commercial property due to its use as a business. The services provided by serviced accommodation, such as housekeeping and concierge services, are typically associated with commercial properties, and the ownership of serviced accommodation is often by businesses. Additionally, serviced accommodation is often located in commercial areas and commercial buildings, further supporting its classification as a commercial property.
Overall, serviced accommodation is a unique form of property that falls between the categories of commercial and residential properties. While it can be found in both types of properties, its use as a business and the services provided often classify it as a commercial property.
This is where landlords are offered guaranteed rent for a fixed term, this could be anywhere from 12 - 60 months, the landlord then allows the service provider to sublet the property, which they then turn into serviced apartments. In theory, there are benefits to the landlord, as they no longer have to worry about void periods, management, evictions etc. The difference between what the service provider
rents the property from the landlord for, and what they are able to get on the open market, is theirs to keep as profit
